"According to JM and its consultant, Roofing Consultants of Virginia, the information gathered from these test cuts indicated that, had the Roofing Systems on these roofs been removed at the time of the inspections and the metal roof deck fully exposed, approximately 49% of the metal roof deck area would have required no remediation; approximately 42% of the metal roof deck area would have required brushing and painting; approximately 6% of the metal roof deck area would have required power descaling and painting; approximately 2% of the metal roof deck area would have required overlayment with new metal deck; and approximately 1% of the metal roof deck area would have required replacement of the metal roof deck."
Statistics have been gathered over the past 5 years of documented deck remediation on over 1700 Beazer PFRI Projects* across the US that were monitored daily utilizing the RoofOptions OPM monitoring system. We have determined that the actual percentages of the remediation required were found to be significantly higher than estimated at the time of settlement.
Estimates Actual To
1. Areas requiring no work 49% 10%
2. Areas requiring painting 48% 88%
3. Areas requiring overlayment with new decking 2% 22%
4. Areas requiring removal and replacement 1% 2%
